EASTHAMPTON FISCAL YEAR 2022 PROPERTY VALUES AND TAX RATE CERTIFIED

November 30, 2021 - Assessor Randall Austin and the Board of Assessors announce the Massachusetts Department of Revenue (DOR) certification of property values and tax rate for FY 2022. At the November 17, 2021, City Council Tax Classification Hearing, the Council took the Board of Assessors’ recommendation to adopt a single tax rate applying to all classes of property for FY2022. 

Total value of all Easthampton property is one billion, nine hundred and sixty-seven million, four hundred ninety seven thousand, seven hundred and seventy dollars ( 1,967,497,770). 

The FY2022 tax rate is $16.53 per $1,000 of assessment, a reduction of $1.01 from the FY2021 rate of $17.54. 

There was an increase to the cost of Residential Improvements by approximately 8%, while the same costs remained consistent for Commercial, Industrial and Personal Property (CIP). The value of Land in Easthampton remained steady and also unchanged. Though Residential values increased by 8%, the increase in the average Single Family tax bill was only 1.49% or approximately $72.00. The average CIP bill was reduced by just over 5%, or approximately $476.00, which we hope will assist businesses dealing with the challenges of the Pandemic. 

Easthampton is a quarterly billing community. Real Estate and Personal Property tax bills are mailed twice a year, saving taxpayers over $5000 in postage and staff time. The first or Preliminary FY2022 tax bill mailing had payment stubs due August 1, 2021 and November 1, 2021. Additionally, this tax amount is calculated using FY2021 rate because the FY2022 tax rate is set in late fall. The second or Actual FY2022 tax bills are due February 1, 2022 and May 1, 2022. These last two payments are adjusted using the new tax rate and property values, going back to July 1, 2021. 

New property owners or those with new mailing addresses should make changes with the Assessor's Office to avoid any problems of not receiving bills promptly at 413-529-1401, or assessor@easthamptonma.gov. Applications for tax abatements are due by February 1, 2021 in the Assessor’s Office at the Municipal Building on 50 Payson Avenue, Easthampton, MA 01027.
